Cook Street is a mixed use development comprised of two buildings at 9 and 21 Cook Street in the East Williamsburg Brooklyn. These two buildings contain a total of 152 affordable rental apartments, approximately 6,400 square feet of retail space and 94 parking spaces. Residential units will include a mix of studios, one-bedroom, two-bedroom, and three-bedroom units. All of these units will be rented to low-income families. Construction is currently underway and occupancy is anticipated for mid 2009.

The Beacon is a mixed income residential development located at 54 Bristol Street and 445 Hopkinson Avenue in the Brownsville neighborhood of Brooklyn. The development consists of two, seven-story buildings containing 168 residential units and approximately 25 parking spaces. Apartments are rented to households with a broad range of incomes from 40% to 90% of area median income. The Beacon opened for occupancy in 2010.

The Kalahari is one of the most exciting properties in our portfolio—a mixed use, mixed income condominium development that combines a striking design with “green” technology. Located between 115th Street and 116th Street and Fifth Avenue and Lenox Avenue, it features 249 for-sale residential units, 35,000 square feet of parking, approximately 15,000 square feet of commercial space, a squash center and a theatre. Nearly 50% of the homeownership units are affordable to households with incomes at or below 185% of the area median. The brainchild of an internationally renowned team, the Kalahari uses an indigenous motif of Sub-Saharan Africa. Its state-of-the-art luxury residences are designed to meet contemporary tastes and built to the US Green Building Council’s LEED Certified Standards to limit environmental impact. The Kalahari opened for occupancy in 2008 and has received The Urban Land Institute's (ULI)  2009 Workforce Housing Models of Excellence Award. The Aurora is located at 837 Washington Avenue, at the intersection of East 159th, Washington, and Third Avenues in the Melrose Commons neighborhood of the Bronx – just one block south of the transformative planned mixed-use development, Boricua Village. The eight-story, 91-unit condominium offers one-, two-, and three-bedroom residences. Features include a landscaped common courtyard, energy efficient and green design elements, private terraces on some apartments, a beautifully designed entrance lobby, and convenient retail on the ground floor. The Aurora was developed under New York City’s Cornerstone Program and was completed in 2008.

Both One Northside Piers, and Two Northside Piers opened for occupancy in 2008 and offers sweeping views of Manhattan and Brooklyn. Palmer's Dock is a six-story mixed use development that provides 113 units of affordable rental housing in Brooklyn. The project contains approximately 17,000 square feet of retail space. Flanking the market rate project known as Northside Piers (along Kent Avenue between North 4th and North 5th Streets), Palmer's Dock is part of the first major development on the Greenpoint-Williamsburg waterfront approved under the expanded Inclusionary Bonus program initiated by Mayor Michael Bloomberg. Palmer’s Dock opened for occupancy in 2008. It was awarded a Development of Distinction designation by the Novogradac Journal of Tax Credits.

Parkview Commons

161st Street and Melrose Avenue, Bronx, NY Parkview Commons

Parkview Commons, located on East 161st Street between Elton and Melrose Avenues, is a 110 unit low income rental building with 7,700 square feet of retail space. Once a former gas station, L+M developed and constructed this eight story building under the New York State Brownfield Redevelopment program. Parkview Commons opened for occupancy in 2006.

On the same location where the original Schaefer Brewing Company once stood, this luxury waterfront residential complex includes 210 condominiums, 140 rental units and almost 10,000 square feet of commercial space. Williamsburg, Brooklyn is evolving with a significant surge in residential development. Schaefer Landing opened for occupancy in 2006.

The Aspen

1955 First Avenue, New York, NY The Aspen

The Aspen located between 100th and 101st includes 233 rental units and more than 17,000 square feet of commercial retail space. The Aspen was the first project financed under the New York City Housing Development Corporation (HDC) 50/30/20 mixed income rental program. The Aspen was completed in 2004.

Madison Court

1787 Madison Avenue, New York, NY Madison Court

The eight-story Madison Court Cooperatives, whose main entrance fronts Madison Avenue between 117th and 118th Streets, encompasses 96 coop units and 15,000 square feet of new retail space. Private terraces, a fitness room and an outdoor garden/patio sitting area are all available to residents. Additionally, L+M Development Partners has created two cooperative mid-rises just north of Madison Court along Madison Avenue: Madison Park and Madison Plaza, totalling approximately 300 units of residential development. Madison Court was completed in 2004.
