The Columbia Hicks development is a mixed income development offering both for-sale and rental units. It is located in the Columbia Street District in Brooklyn – just south of Atlantic Avenue on the Brooklyn waterfront. The site was previously occupied by obsolete manufacturing buildings. The final chapter of L+M's commitment along West 148th Street, PS 90, is undergoing renovations and completing the transformation of this neighborhood. This development involves the conversion of an existing school building at 220 West 148th Street in Harlem to a residential and community development. Construction began in Spring 2008 on the 88-unit luxury residential condominium at 540 West 28th Street, which is located in the Chelsea gallery district just west of the Highline Promenade Park. The large, regularly spaced windows of the industrial-style brick facade reinterpret the nineteenth century mercantile buildings of the neighbourhood. Navy Green is located in the Fort Greene/ Wallabout area of Brooklyn. Part of L+M's commitment to redevelopment in the South Bronx, this project will be a mixed-use development at 3100 Third Avenue between Third Avenue, East 158th Street and Brook Avenue in Melrose Commons. The eight-story rental building will include 108 residences, approximately 1,246 square feet of community space, 8,990 square feet of retail space and 40 parking spaces. The residences will be affordable to middle, moderate, and low-income families. Construction is anticipated to begin in early 2009.
Beach 32nd Street, Queens, NYBeach Green
Overlooking the Atlantic Ocean, the 90 acre site known as Beach Green will contain 6-8 mid-rise buildings in a mixed-used development. In total, Beach Green will consist of approximately 1,650 units, including two- and three-family town homes. A minimum of forty-three percent of the units will be affordable households, including a mix of rental and ownership units designed for families between 60% and 175% of area median income. Plans also include building over 600 market rate units, primarily in two- and three-family homes. The commercial core is a planned 250,000 square feet of retail space providing a major thoroughfare and anchoring the community. A 40-acre nature preserve flanks the residential portion of the site.
