The final chapter of L+M's commitment along West 148th Street, PS 90, has undergone renovations to complete the transformation of this neighbourhood. This development involves the conversion of an existing school building at 220 West 148th Street in Harlem to a residential and community development. PS 90 includes 75 residential units and approximately 14,000 square feet of community facility space in the lower level. Current renovations preserve the historic H-shaped configuration of the school, which fronts both 147th and 148th streets. PS 90 is a mixed income condominiums and opened for occupancy in Fall 2010. 1428 5th Avenue

As a continuation of L+M’s commitment in Harlem, this project is a moderate rehabilitation of 120 project–based Section 8 units located on 116th street. Originally built in 1983, this six-story building totals 108,000 square feet including 3,000 square feet of commercial space for senior services and included studios, one, two, and three bedroom units. Construction work included renovations such as upgrades to kitchens and baths and baths and energy efficient improvements. The rehab work was completed the end of 2010.

The Harlem Genesis project consists of three separate building sites in West Harlem. Acquired through the HPD’s Cornerstone Program, these sites include 86 mixed income, rental units and approximately 3,450 square feet of community facility space at 119th and 2,900 of commercial space at Frederick Douglass. The residential component of 11 Broadway includes 160 residential rental units, of which 128 units will be available to low and middle-income tenants. The ground floor of the project has been specifically tailored to meet the needs of a grocery store tenant and there will also be retail space for several small local shops along Broadway.  Construction has commenced and completion is expected by the end of 2012.

 

Harlem River Point Rendering

Harlem River Point will be located on the east side of Park Avenue north of 131st Street.  The development will provide just over 300 new mixed-income units serving very-low to moderate-income households.  The project will also include a 10,000SF day care center, 2,500SF of retails space and a common green space for residents.  Construction commenced in 2011.

L+M Development Partners, Inc. is excited to be partnering with Enterprise Community Partners, Inc. and Providence Community Housing to create a new mixed income community in New Orleans on the site where the Lafitte public housing development once stood.  The first phase was completed in 2011 and the second phase is currently under construction.  The first completed in 2011 and the second phase is currently under construction.  The first two phases consist of approximately $77 million in total development costs and includes the construction of 276 public housing and low income units in a mix of single family homes, duplexes, and 6-plex buildings, financed by low income housing tax credit equity, public housing capital provided by the Housing Authority of New Orleans (HANO), Community Development Block Grant (CDBG) funds provided by the State of Louisiana's Office of Community Development (OCD), and bonds issued by the City of New Orleans Industrial Development Board (IDB).

La Celia is a 12-story 123 unit affordable cooperative housing project.  Units will be sold to individuals and families earning a broad spectrum of incomes that range from 80% to 130% of the Area Median Income.  Located at 64 East 111th Street in the East Harlem section of Manhattan, the building will consist of approximately 140,000 sf of floor area.  Included within the building is a parking garage, gym, community room, and terrace.  Construction completion is anticipated in Fall 2012.

 

Columbia Hicks

414 Hicks Street, Brooklyn, NY Columbia Hicks

The Columbia Hicks development is a mixed income development offering both for-sale and rental units. It is located in the Columbia Street District in Brooklyn – just south of Atlantic Avenue on the Brooklyn waterfront. The site was previously occupied by obsolete manufacturing buildings. The project consists of 136 residential units – 42 market rate for sale units and 95 affordable rental units.  The project was recently awarded the Terwilliger Award for Workforce Housing.

330 Riverdale Avenue

330 Riverdale Avenue is a mixed income development on Riverdale Avenue between Morris Street and Post Street in the City of Yonkers. The development consists of a single eleven-story building, totalling approximately 148,000 gross square feet. It includes 137 rental residences and 212 parking spaces. Construction began in early 2009 and 330 Riverdale Avenue was completed in early 2011.

Warburton Riverview continues L+M's investment in, and partnership with, the City of Yonkers.  This development will be catalytic to the city's program to renew its downtown: the Project provides for 92 new, multifamily apartments affordable to current and future families of Yonkers, and facilitates the City's initiatives to (1) create a signature 4-acre central city river park, and (2) a new 300 space, garage facility that will be developed on private land, and (3) the financing of a new small business incubator and complementary loan fund.

The 88-unit luxury residential condominium at 540 West 28th Street is located in the Chelsea gallery district just west of the Highline Promenade Park. Units range from studios to a 2,400 square foot triplex penthouse with a private rooftop cabana. The large, regularly spaced windows of the industrial-style brick facade reinterpret the nineteenth century mercantile buildings of the neighbourhood. Building amenities include a 24-hour concierge, a fitness center, a courtyard and a rooftop sun deck. 540 West 28th Street opened for occupancy in 2010.

Navy Green is located in the Fort Greene/ Wallabout area of Brooklyn. The 103,000 square foot former Navy prison site will be converted to a unique new construction, mixed use development consisting of approximately 460 residential units, commercial/community facility space, and open space. Residences are a combination of supportive housing, affordable rental, mixed income condos, and market-rate town homes. Construction is currently underway on the first three buildings, with the first building anticipated to be complete by the end of 2011.

Part of L+M's commitment to redevelopment in the South Bronx, La Terraza is a mixed-use development at 3100 Third Avenue between East 158th Street and Brook Avenue in Melrose Commons. The eight-story rental building includes 107 affordable residences, approximately 1,250 square feet of community space, approximately 9,000 square feet of retail space, and 32 parking spaces. The building opened for occupancy in mid-2011.
